How New City Financial underwrites strip center and shopping center financing
Multi-tenant retail is fundamentally a cash-flow asset, and that is exactly how New City Financial underwrites it. Rather than leaning on your personal tax returns, we start with the center's rent roll — who occupies each suite, what they pay, and how long their leases run — and translate that into net operating income and a debt-service coverage ratio (DSCR). A strip center or shopping center that produces enough income to clear a 1.0 DSCR or better, with credible in-place or projected rents, sits squarely in our lane. Because the property carries the loan, an investor operating through an LLC, a partnership, or as a self-employed sponsor can close without the years of income documentation a conventional bank would require.
Our terms are built for the way retail deals actually pencil. We lend up to 75% of value on loan amounts from $75,000 to $50 million, with a 500 FICO floor and closings in under three weeks once title and third-party reports are in hand. Fixed-rate structures over 3, 8, and 30 years — with no balloon payments — let owners lock a known debt cost, which matters when a center's income can shift as leases roll and anchors renew. Any rates referenced on this site are illustrative only; your actual pricing reflects the asset, the trade area, your leverage, and your experience with retail.
Strip center and shopping center deals we finance
We finance the full spectrum of neighborhood and community retail: unanchored strip centers with local shop tenants, grocery- or pharmacy-anchored centers, single-tenant net-lease pads, and mixed retail-and-service centers combining restaurants, salons, fitness, and medical or dental suites. Triple-net (NNN) and modified-gross leases are common in this asset class, and we account for how expense recoveries and reimbursements flow when we size the loan. Value-add business plans are welcome — buying a center with vacant suites or below-market rents and re-tenanting, renovating the facade and parking field, or repositioning the merchant mix to lift NOI is precisely the kind of plan our financing supports.
Every loan is business-purpose, so we work with investors and business owners rather than consumer homebuyers, and we do not finance primary residences. Owner-occupied commercial is eligible — for example, a business that owns the center and operates out of one of its own storefronts. Typical uses are acquisition, rate-and-term refinance to replace a maturing or higher-cost loan, and cash-out refinance to recycle equity into the next center or fund a leasing and capital-improvement budget. As a commercial lending firm active in 40+ states, we can move quickly once we see the rent roll, the in-place NOI, and your business plan for the property.
What makes multi-tenant retail distinct to underwrite
A shopping center is really a small portfolio of leases under one roof, and that diversification is a strength: no single vacancy sinks the whole property the way it can with a single-tenant building. When we underwrite, we look closely at the tenant mix and lease stagger — how expirations are laid out over time, which tenants are essential-service or e-commerce-resistant, and how dependent the center is on any one anchor. A balanced roster of national and local tenants with staggered lease maturities generally reads as lower risk and can support stronger leverage within our up-to-75% LTV range, while a lease-up or repositioning story is underwritten to its projected stabilized income.
